The landlord may terminate the lease and retain your deposit if:

rent or utilities are more than 15 days overdue,

you breach any provision of the contract, or

you use the property unlawfully, for an unauthorized purpose, or in a way that is contrary to the agreed use of the property under the contract, including failing to keep the property reasonably clean, causing mold, or causing damage to the property, furniture, equipment, or appliances.
In such cases, the landlord may both:

terminate the lease, and
-
retain your deposit.
