The agreement is signed for a fixed term and normally ends on the agreed end date.
If you end the agreement early without a special arrangement:

the landlord has the right to keep the deposit, and
-
you may still be responsible for rent and costs until another solution is agreed.
The landlord may also terminate the agreement if you:

break important rules (non-payment, subletting, parties, smoking, drugs, serious house rule violations, etc.), or
-
are more than 15 days late with rent or other payments.
In those cases, the landlord can keep the deposit and must give you a 7-day notice to leave the apartment.
