We are not a public classifieds website where anyone can freely post anything without communication or review. Our goal is to provide a more organized and reliable rental process, with clearer information, fewer misunderstandings, and better support for both sides.
We help with property presentation, inquiries, availability checks, booking steps, communication, practical instructions, and general guidance related to renting and living in Zagreb.
Our role is mainly coordination, support, and communication.
What HomeInZagreb Does for Tenants
For tenants, HomeInZagreb helps make the rental process easier to understand, especially for people moving to Zagreb from another country.
We help tenants find suitable accommodation, understand the basic booking process, ask questions before reserving a property, and coordinate next steps with the landlord.
Before booking, we try to provide clear information about the property, price, deposit, utilities, availability, minimum stay, registration support, house rules, and other relevant conditions. Tenants should always read all available information carefully before confirming a reservation.
During the booking process, HomeInZagreb may coordinate the service fee payment, security deposit payment, lease preparation, online signing process, arrival information, and move-in arrangements.
After move-in, HomeInZagreb may help clarify communication between tenant and landlord when needed, especially if there is confusion, a language barrier, or a misunderstanding.
What HomeInZagreb Does for Landlords
For landlords, HomeInZagreb helps present the property professionally and connect it with suitable tenants.
We may help with the property listing, photos, video, 360 presentation, basic rental information, inquiry management, tenant communication, booking coordination, lease preparation, and general rental process guidance.
We also help landlords understand what information should be clear before a tenant confirms a reservation. This includes rent, utilities, deposit, availability, minimum stay, residence-registration support, cleaning rules, property equipment, energy information, and house rules.
HomeInZagreb can also give practical recommendations about preparing the property, communicating with tenants, handling move-in and move-out, documenting condition, and avoiding common disputes.
However, the landlord remains responsible for the property itself.
What HomeInZagreb Is Responsible For
HomeInZagreb is responsible for the services we provide directly.
This includes communicating professionally, presenting available information as clearly as possible, coordinating booking steps, forwarding relevant information between tenant and landlord, preparing or organizing documents where applicable, and supporting the process within our agreed role.
We are also responsible for explaining our procedures, providing practical guidance, and helping both sides understand what usually happens before booking, before move-in, during the stay, and at move-out.
When we display property information, we rely on information provided by the landlord or property representative. If a landlord informs us about a change, we can update the listing or communication accordingly.
Our responsibility is to coordinate and communicate clearly within the information available to us.
What HomeInZagreb Is Not Responsible For
HomeInZagreb does not own the properties and is not the landlord.
This means we are not responsible for the physical condition of the property, building, furniture, appliances, installations, neighbors, common areas, utility providers, internet providers, or building management.
We do not guarantee that no issue will ever happen during the rental period. Appliances can stop working, utilities can vary, building issues can occur, and repairs may sometimes take time.
HomeInZagreb also does not replace the landlord’s responsibility to provide a clean, functional, habitable property, maintain included equipment, handle necessary repairs, and respect the rental agreement.
We are not responsible for a tenant’s personal visa, residence, study, work, travel, tax, or legal situation. We may provide general practical information, but tenants must always check official requirements with the relevant authorities.
HomeInZagreb is also not a 24/7 emergency service. In urgent situations involving police, fire, ambulance, gas, electricity, water leaks, safety, or health, tenants and landlords should contact the relevant emergency service, landlord, utility provider, building contact, or public authority directly.
The Landlord’s Responsibilities
The landlord is responsible for the property.
This means the property should be clean, functional, safe, and ready for normal use at move-in. Appliances and equipment included in the rental should work. The property should match the confirmed listing and rental agreement.
The landlord is also responsible for giving accurate information about the property, rent, utilities, deposit, availability, cleaning, registration support, energy certificate information where applicable, house rules, and any special conditions.
If something changes, the landlord should inform HomeInZagreb before the property is offered or confirmed to a tenant.
During the rental period, the landlord is responsible for handling repairs, maintenance, utility arrangements, communication about property issues, and respecting the tenant’s privacy. Entry into the property should be announced properly and handled according to the rental agreement, except in urgent situations.
At move-out, the landlord or authorized person should check the property, document the condition, calculate any final costs, and handle the deposit return according to the agreement.
The Tenant’s Responsibilities
The tenant is responsible for using the property properly and respecting the rental agreement.
This includes paying agreed amounts on time, respecting house rules, keeping the property reasonably clean, ventilating properly, using appliances responsibly, respecting neighbors and roommates, and reporting issues early.
Tenants should document the property condition at move-in, especially if they notice existing damage, missing items, cleanliness problems, or appliance issues. Photos, videos, and written communication help prevent misunderstandings later.
Tenants should not ignore problems such as leaks, mould, serious damage, broken appliances, or safety issues. Early reporting helps everyone react faster and prevents small problems from becoming bigger ones.
At move-out, tenants should remove personal belongings, clean the property according to the agreement, return keys and access items, and document the final condition.
Communication and Problem Solving
One of HomeInZagreb’s most important roles is helping communication stay clear and professional.
In most rental situations, small issues can be solved more easily when everyone communicates calmly, provides accurate information, and keeps a written record.
HomeInZagreb may help clarify what happened, forward information, remind both sides of agreed procedures, or suggest practical next steps.
However, HomeInZagreb is not a court, public authority, or automatic dispute arbitrator. We cannot decide every disagreement between tenant and landlord, especially when it depends on evidence, property condition, damage, legal interpretation, or personal claims between the parties.
If there is a serious dispute, the signed rental agreement, written records, photos, invoices, official documentation, and applicable law are the main reference points.
Deposits and Move-out
The security deposit is an important part of the rental process because it protects the landlord if there is unpaid rent, unpaid utilities, damage, missing items, or other obligations defined by the rental agreement.
HomeInZagreb may help coordinate the deposit process depending on the arrangement, but the deposit is handled according to the rental agreement and the final condition of the property.
Deposit deductions should be based on clear reasons and documentation, such as photos, invoices, repair estimates, utility calculations, or written records.
HomeInZagreb may help communication, but we do not automatically decide disputed deposit deductions unless this has been specifically agreed in writing.
The best way to avoid deposit problems is simple: document the property at move-in, report issues early, use the property responsibly, clean properly before leaving, and keep written communication.
Residence Registration and Official Procedures
Many international tenants need some form of address confirmation or residence-registration support in Croatia.
HomeInZagreb may show which type of support is available for a specific property, such as short-stay eVisitor registration, a notarized rental agreement, or in-person landlord support at MUP where applicable.
However, the exact procedure depends on the tenant’s nationality, status, length of stay, documents, and current official requirements.
HomeInZagreb can provide general information, but we do not replace MUP, embassies, universities, employers, lawyers, or official authorities. Tenants are responsible for checking what applies to their own case.
Landlords are responsible for clearly confirming what type of registration support they can provide before the booking is confirmed.
