• read everything carefully,

• ask questions,

• share the contract with your parents or advisor before signing.

Before the inspection and key handover, you should:

• remove all your personal belongings,

• clean the apartment thoroughly (including kitchen, bathroom, floors, and fridge),

• dispose of trash and food,

• return any items that belong to the landlord to their original place,

• make sure all keys are ready to be returned.

You can also take your own photos of the apartment and meter readings. A clean, well-presented apartment reduces the risk of deductions from the deposit.

If you want to stay longer:

1. Contact HomeInZagreb as early as possible (usually at least 1–2 months before your contract ends).

2. We will check with the landlord if an extension is possible and under which conditions.

3. An extension is usually treated like a new booking, which can mean:

• a new service fee,
• possibly a new deposit arrangement, and
• a new contract with updated dates and, in some cases, a new rent amount.

Do not assume your stay is automatically extended. You need a new written agreement.

HomeInZagreb can try to help, but there is no guarantee that:

• a suitable replacement will be found, or

• that they will accept the same conditions and dates.

Until a new tenant is fully approved and signs the necessary agreements, you and any co-tenants remain responsible for:

• rent,

• utilities, and

• other obligations under the original contract.

Leaving early is your own decision, so the responsibility remains with you unless the landlord formally releases you in writing.

Sometimes yes, but only with approval and new paperwork.

Changing names on the contract usually means:

• the landlord must agree to accept the new tenant,

• a new contract or an annex must be signed,

• HomeInZagreb needs updated data for records and compliance.

There may also be administrative consequences, such as:

• a possible new service fee for processing a new booking,

• recalculation of deposit arrangements.

You should never assume that someone can simply “take over your room” without formal approval and signing of the correct documents.

If there are multiple tenants on one contract, they are usually jointly and severally liable. This means:

• each tenant is responsible for the full rent and costs, not just “their part”, and

• if one person leaves early, the remaining tenants are still responsible for the full rent until the end of the contract, unless a new agreement is made.

If someone wants to leave early:

• they should first discuss it with their roommates,

• then contact HomeInZagreb and the landlord to see if a replacement tenant is possible, and

• understand that until a replacement is found and a new agreement is signed, the original tenants remain responsible.

Yes, you can request a sample Tenancy Agreement.

The sample shows:

• how rent, deposit and utilities are described,

• the main rules about cleaning, damage, parties, guests, and early termination,

• which law and court apply.

The final agreement you sign will have:

• your full name and details,

• the exact property address,

• your start and end dates, and

• the specific conditions agreed with the landlord.

The person who will live in the apartment is normally the tenant and signs the Tenancy Agreement.

Parents or other third parties can:

• pay the service fee, deposit or rent, and

• be copied in communication,

but they are not the tenants unless they are also listed as such in the contract. The tenant’s name on the contract is the person legally responsible for rent, utilities, cleaning, behavior and respecting the rules.

If you need something before the final Tenancy Agreement is drafted, we can usually provide a:

• booking confirmation and

• a brief written summary of your stay (property, dates, rent and deposit).

This is often enough for universities or programs to confirm housing.

• share it with your parents or another advisor if you wish.

Only after that do you sign it (usually electronically) and the landlord signs it as well.

Your booking is considered confirmed when:

• the landlord accepts your inquiry, and

• you pay the service fee and security deposit within the deadline, and

• you receive our booking confirmation.

From that moment, the apartment is reserved for you from the agreed start date, and the Cancellation Policy and agreed conditions already apply.
